Is old ruin a dwelling?

    I'm looking at an old run down property on a small piece of land. (old stone built cottage) It was once a dwelling but has probably been used as an outbuilding for the past while. I've had a look on the land registry site an on the map it says there is one property on the site, but it doesn't classify the type of property it is. Can I assume that as its down as a property on land registry it would be classed as a dwelling? If i purchased this property could i do it up without the need for planning permission ? Obtaining planning in the area I'm look at can be difficult ? I purchased the folio but I'm none the wiser about the type of building its classified as.

    You'll need to speak with the council but if suspect you'll need planning especially if it doesn't currently have a roof.

    Thanks for that. Theres been a roof on it for about 20 years now. Used for storage but it was originally a dwelling. Will get onto the council and find out from them. Don't mind having to get planning for a renovation but its a lot more difficult to get planning to erect a new dwelling. Also there are large contributions to be made to County council if building a new house. Going down that road would make the whole thing unviable.

    The use as a habitable house has long ceased and as you say it's used for storage. You're going to need planning anyway for a new effluent treatment system, possibly a new or widened entrance. Councils policy favour renovation etc of old vernacular buildings, so it makes sense to deal with the lot with one planning application and that deals with using the house to live in.
