Renovation / extension costs

    I know this is probably how long is a piece of string question, but can anyone give me an idea of costs for renovation - extension. We are discussing moving versus renovation. We own a bog standard 1950s 3 bed semi D, with a small kitchen extension and converted garage. We want a large kitchen/ living extension out the back, reconfigure downstairs (how I don't know), first floor extension over the garage for an extra bedroom, go up to attic and convert and add dormer windows for a spare room - also redo bathrooms, floors, windows and probably insulation etc. House is probably worth 600-650k, if we buy we'd be looking at 1-1.2, but I think we could do exactly what we want to this house for cheaper overall than moving?

    Also how does everyone find their architects, word of mouth? Search local planning applications? I've gotten some names from friends but at a loss how to decide who to approach and what type of houses they do.

    Hi,
    You haven’t offered a:
    1. location, assume Dublin?
    2. M2 of house, we’ll assume 150m2?
    3. budget should we assume less than 550k (650-1.2m)
    3. Size of extension, (let’s take 300k for fixing existing that’s a generous 2k per m2) & a generous 3k/m2 for the extension at say 70m2

    Start with an arch search the riai website. You may want to consider a QS also. Allowance of 50k for these fees

    Sorry yes Dublin, probably 120mtr 2. Budget not determined but 500-600k be absolute upper to move and I was hoping extension would be more keen than that?

    Are you asking or telling? Yes you could build ‘an extension’ for way less than your budget.

    Are we to assume the extension will be 120m2 ?
    That’s the size of a 3B semi-D.

    Why not read around the forum, plenty of renovation and extension prices. Way less than the speculation above.

    I’d caution that if your house is worth 650k and you expect 1.2m when finished, it would be best to future proof the existing house to at least current building standards, also considering a families life stages/ home functionalities, with good materials and low energy use in mind. the extension needs to be carefully considered to do more than just adding floor area.

    Sorry I wasn’t very clear there. Someone asked about the size- 120 Sqm is current house. Extension would not be another 120sqm!
    1.2 mil would be the absolute upper limit to buy a new house and tbh a bit optimistic. This is my husbands preference. I thought an extension (plus rejig downstairs, do attic, bathrooms etc) would come in 200-300 but my husband thinks I’m way off the ball. My friend told me building has doubled in the last couple of years and sent me her quotes which were very high, but they were period houses so not really comparable.

    In short I suppose my main question is moving v renovation, I always thought renovating was cheaper in the end, is this still the case? Would not expect final house to be 1.2, and tbh the value is somewhat irrelevant because if I can do this and make enough space I won’t be going anywhere.

    Besides the insane figures being mentioned. . Are ye going to be borrowing this additional money, ontop of a current mortgage?

    in your opening post you acknowledged this is a ‘how long is a piece of string’ conversation.

    A kitchen living extension could be as little as 40m2 so say 100k to allow for tie-ins. But without understanding your house and your requirements it’s all guesstimates.. your 200-300k for renovation and extension may be a comfortable budget.

    Read around the forum, or hire an arch for a consultation directing them the consultation purpose ‘to set an order of magnitude budget’.

    Thanks I will. I was just hoping for a general steer which you have given me thanks. One friend after pricing it felt it better to buy a new house so I was afraid my idea of costs was well out of date
