Duplex New - Floor will not fit -

    Hey guys, does anyone have any knowledge/experience with the building regulations for new duplexes in Ireland?

    We just purchased a new duplex and our snagger raised the critical issue (60 days ago) that there was not a 20mm gap between the front fire door and the floor. It was at the time around 9mm.

    The developer promised (in writing) that once we purchased the property they could lower our floor at the door so that floor/carpet would fit. Once it became private property they could do that. This issue was outstanding on our snag and they said

    "As discussed at our meeting on Saturday the 30th of November all outstanding items on your list will be completed you have our assurance on that. I will be back to work tomorrow and I will personally organise the works outstanding to be put right for you"

    Fast forward a few weeks and they are now saying they can't go over 17mm for fire regulations and for wheelchair access.

    Firstly the duplex is up around 20 steps of stairs so not sure how a person in a wheelchair can use this duplex. Secondly, our neighbours opposite us have around 30mm gap, the apartment below us has a big gap and wooden floor. The Duplex showhouse had a herringbone floor installed.

    Some of the builders off the record mentioned to us that there was a mistake with the concrete being too high or the door being installed too low.

    The developer went from saying it was because of fire regulations that they couldn't do anything too suddenly talking about wheelchair access being the issue.

    The floor company is here trying to lay a wooden floor and they need another 5mm. The carpet company said a carpet wouldn't fit either. Both tradesmen said that in all their years they never heard/saw such an issue.


    I'm not sure what we should do in this situation. Any help would be greatly appreciated.
