Altering internal layout after PP received

    We are buying a ‘Shell & Core’ apartment. Layout of rooms on drawing which was submitted for planning not the best. Can we change internal layout? No moving windows or anything external, just alternative placement of internal walls etc?

    Apartment?
    Very unusual situation to be in?

    How did the apartment development come to be sold as shell and core?
    Who will provide the compliance with Planning, Fire Cert and Disabled Access Cert?

    I agree, you sure you have planning and not just Outline Planning?

    Yes. Change of use from commercial to residential . Fire & disability access permissions sorted after change of use. Planned internal layout needs to be altered.

    Generally, Planning are not much concerned about internal changes, Building Regs might. You need to have your engineer/architect on board to sort this.

    If you used an Architect or Engineer during the planning process I would advise you to consult them or whoever is going to certify planning/fire cert compliance, normally small internal alterations are fine but you may have difficulty if you change compliance with fire & disability regs.

    this could affect the Fire Safety certificate... so you just cannot do it off the cuff.

    Ok so you my need to talk to a professional here as a commencement notice may be required. Did you obtain planning was it an SI30 development?

    You will need to appoint an Assigned Certifier and any changes to the granted FSC or DAC, if material in nature will required a revised certificate application.
