Builders not giving out dimensions.

    Here we go....

My girlfriend and I recently put down a deposit on a new build estate house... April 2018. Previous to that we had looked at a show house which had a fireplace and chimney. On the day of the opening for putting the deposit down we were told, that this phase would have no chimney or fireplace due to a higher spec BER rating achieved... numerous other bits also added etc. This was done. No problems there.

They then got back to us within 2 months and said that due to increasing questions regarding a fake chimney breast/ electric fire they would build one out for us at no cost... well minus the 750e voucher for a mantle. So at that we agreed yes.. build out the fake breast and we made contact with their agreed electric fire design company, who would fit and supply the fires etc for a small fee. Basically we pay the cost of the fire.. all fitted then by them out of the 750e.

3 months on the fire design company are asking us which one we are choosing and so on, but this is without any consultation from the builder as regard the dimensions of the chimney breast. Yes, it is more then likely standard and so on, but it would have an impact on which type etc we go for.

This is not the first time either that we don't seem to be given any dimensions as regard the house. Whether it be rough floor dimensions, for carpets tiles etc, or for fitting in furniture to rooms etc.
They say that since the house isn't built they can't. This may have been a plausible excuse 4 months ago. Now the walls are up, roof is on, windows etc in. How can the internal dimensions change that much now.

I was able to get the planning application from my local council and asked them were these them, and they did not seem to like that. Since then, no contact and they seem to be ignoring all calls emails etc.

Btw house is meant to be keys handed over in February. That's not long away in my opinion as to why these can't be given out.

Just wondering has anybody had similar experience etc. Should I be asking solicitor to make a call. He tried months ago with regard garden dimensions, drive etc.. but stonewalled by their solicitor.

Appreciate any help or information going forward.

You will not get dimensions from a builder as they are subject to change.
You shouldn’t be ordering any fixtures, fittings or furnishings until you get the keys and can measure the actual dimensions on site.

In relation to the fixings etc.. That's all well and good.
I'm more so on about the fire place setting. That's what they have said they would supply in conjunction with the fire design comp.. yet they haven't even notified them of the size or spec being built to. Surely one of their suppliers would be allowed this.. all we want to k ow is dimensions.

They will liase with them when the time is right.
I wouldn't give out the dimensions either if I was the contractor.
