Mortgage to rent scheme

Hiya all i am payig my mortgage as the bank wantes sent in sfs and now they deem my mortgage unsubstainable. I am going to appeal it am only 3000 in arrears and want to capitalise it. But they said i can either sell or go into the mortgage to rent. Has anyone been through this
