Glazing a gable - who does what?

    We are someway into the process of glazing a gable wall in the house. Right now there's a double door at ground level and a window at the top of the gable with block between the 2 for structure. We are basically going to take all of the wall out and glaze it.

    A structural engineer has done the drawings and we've gotten some quotes from window manufacturers on it but many of the manufacturers are quoting for fitting too. The planning application is soon to be submitted.

    We are going to appoint a builder to take out the existing windows and open up the gable for the glazing and put in the new steel lintel. We also expected that the builder would refinish the walls around the new glazing afterward. I would have thought that they would also fit the windows and we would just be having the windows made and delivered by the window company with no fitters needed.

    I'd just like to be clear on who is responsible for what before I go engaging anyone on this so any advice would be appreciated.

    Also any window manufacturers that could be recommended or avoided would be most appreciated!

    You can choose either... ask the windows manufactures to quote to supply only and ask your builder to quote to fit.

    fitting isn't to be underestimated, personally I'd rather the experts do it. Its often said a window is only as good as it was installed.

    That's what I'm thinking myself, I just wanted to make sure I didn't end up over-promising someone work, or overpaying for it!

    As far as I know.....

    If you get windows supplied it's 23% vat.

    If they are supplied and fitted it's 13.5%

    Until the professionals come along..................…
    I'm not a builder but normally the builder would, in your case, remove existing windows etc. make openings as per drawings for new windows and door, this would include fitting all lintels and related construction work.
    When this first stage of the construction work is completed the window/door supplier will measure opes. on site and manufacture windows and door to suit. The window supplier will both supply & fit and may do plaster work & window boards etc. unless the builder is contracted to do other work as part of the refurbishment.
