Retention planning conditions

    Hi all,

    I would love some advice on the following.

    We have seen a house that we would like to buy. Ive just checked the county planning section and there was an application for retention of the external shed made last year. This was granted, but with a number of conditions. The one that has caught our attention the most is worded as the following:

    "Existing hedgerows, trees and shrubs on site shall be preserved.

    Reason: To protect the rural character of the area"

    How restrictive is this? There is a shrubbery bed (of horrible evergreens) along one wall in the back and on the opposite side of the garden to the shed which we would be removing before moving in to allow the garden to be dog proofed. Would this condition mean that we couldn't do this?

    No unfortunately I don't have a proper one of the area. It primarily consists of cypressus goldcrest as far as I remember.
