Extension + Renovation Costs

    Hi,

    We are planning an extension (that won't require planning permission) and renovation works for our house in Dublin. We don't have any drawings yet so I am having difficulties to estimate the overall budget. I would appreciate if you could help. The works we are planning:

    Strcutural:
    Two-storey extension (15sqm ground floor + 10sqm first floor)
    Garage conversion (13sqm)
    A small utility room in ground floor
    A WC&bathroom in ground floor

    Renovation:
    External wall insulation
    Underfloor insulation
    Attic insulation
    Roof insulation
    Air-to-water heat pump
    Underfloor heating for ground floor + radiators for the 2 bedrooms upstairs
    Heat Recovary Ventilation system
    Windows replacements (5 windows for rooms and one glazing throughout the extension)
    Kitchen upgrade
    Flooring
    Painting walls across
    Cancelation of fireplace
    Change of old water pipes coming in to the house from the main water supply

    Impossible to even put a figure on that without knowing more.
