Repairs / expenses in preparation for new tenancy

    Looks like efforts to sell house are failing unless l take a massive discount. Looks like l will have to rent it out again but it could do with some maintenance. Can I get work done to prepare for re letting and claim back on it given that it will be a rental? Does it matter that I had it on the market a few months in between?

    as its been rented before, then yes you can re-claim any refurb expenses in that case. When you file your tax return, the rental income will be lower from the empty months within the year, but otherwise its as your were.

    the rules say you can't claim refurb expenses for anything refurbished before the very first letting, otherwise its fine
