    Hi,

I am interested in purchasing a house in Portrane and checking to see if anyone has any thoughts on limitations in planning permission for the area. From what I understand I can extend up to 40 square meters as long as I have enough garden remaining... I believe I have to stay below height of the current eves but is it as straight forward as that or do other considerations come into play??

    Thanks in advance,

    Yak

Location of windows and distance to boundary.
    Finishes.
Height may be an issues for exemptions, especially on bungalows as the eaves is low.

As in keeping a few meters from the boundary?

Also do you know if an extension had been done by the previous owner how is it accounted for? The plan view on fingal coco website has the accurate view so don’t know if house was extended or if I’d be able to in the future?

    Yes.
Previous extensions count towards your total amount of exemption allowed.

Best to get a Planning Agent on the ground to look at it.
