Planning in Greenbelt to replace stables with house

    I’m hoping someone might be able to give us advice on a property we’re looking to purchase.

    My husband and I are first time buyers. We have found a small old house for sale (c.1940s) with 1.1 acres with it. The house is on one side of a small road/bohreen and the land is on the other side with derelict sheds (look almost as old as the house) and stables (no roof but look more recent). I have been trying to find out if planning permission was ever sought for stables but can find no record of it so probably not. The house is pretty much on the road and there is a tiny patio to the back, no garden.

    We would be happy to live in the house for now but in 5-10 years when we hopefully have children, we will have out grown the house (approx. 80 sqm, 3 bed). Before we go any further with an offer, we really need to find out if we would have any chance of getting planning permission on the acre across the road in the future.

    The site is in an area which recently transferred from Cork County Council to Cork City Council. Under the 2014 development plan, it’s zoned as metropolitan green belt, the field next to it is zoned for development.

    Any advice would be greatly appreciated. Thanks

    Talk to a local arch
    Speak to the council
    Is there a septic tank? Is the house derelict?

    Thanks BryanF. The house is perfect, the person who is selling it renovated it a few years ago (new roof, windows, doors, heating, insulation, etc.). According to the estate agent there is a septic tank and the house is connected to mains water. We are doing a second viewing tomorrow so will investigate this further.

    I spoke to someone at the planning desk in the council briefly. Basically they can’t find any record of planning for the stables but can see them on maps going back to the 1970s-80s so reckon they’ve been there since. It is zoned as a metropolitan green belt area currently so they’re fairly clear on the official restrictions on building there.

    I will definitely contact a local architect, thanks. I guess I’m wondering if anyone has experience of applying for change or use from agricultural to domestic house?

    Make sure septic tank is in order.
    Also access / sight lines are adequate

    Yes change of use is possible, but not necessarily increasing the number of dwellings from 1 to 2 on a single plot.
