Rent review notice date

    Quick query I'm looking for help with!

    I'm wondering what is the appropriate date a valid rent review notice for an RPZ can be given?

    For example....
    Tenancy and rent agreed, lease signed 1/1/19
    Tenancy commenced 1/2/19

    So rent review is allowed after 12 months. What is the earliest date a rent review can be carried out? If it were to be 12 months after rent reviewed last (date rent agreed?) and then 90 days notice is required it would then be 14 months into the tenancy that the rent increase would kick in.

    Is this correct?
