Self Build - Advice/ Guidance

    Morning,

    To give a bit of background, myself and my Wife have decided to self build a house. We don't have the option of building on family land so will be buying a site.

    Is there any recommendations on how to best go about sites/planning? Our concern is that if we buy a site we might not get planning permission. What's the general approach taken for that?

    It's common to buy a site "subject to planning permission". It basically means you go Sale Agreed on the site and apply for planning (with a letter from the landowner confirming he's allowing you to apply for permission on his site).

    If the planning is granted, you buy the site for the price that was agreed.
    If the planning is refused, you don't buy the site (I'm not 100% sure what happens in terms of deposits or how much of a deposit is usually taken for same). So you might lose the deposit but at least you're not stuck with a site you can't build on.

    Would also be extremely advisable to go for a pre-planning meeting first too, where you (or your architect/engineer/surveyor) can discuss the proposal with the planner and see if there will be any known or likely issues with your application.

    first thing to do is to talk with a local architect / technician / engineer.... basically someone with a vast knowledge of the planning system in the area you want to build.

    they will advise you as to the strictness of "local need" requirements.... and / or point you to areas where "local need" requirements do not apply.

    They will also be able to point you to roads to avoid looking for a site on... as there as strategic roads in all counties where it is planing policy to refuse permission for new entrances unless absolutely necessary. They will also advise you of the sight line distances required on specific roads if you are site hunting

    They can point you away from sites that are within SACs (special areas of conservation) or within water source protect zones.

    As mentioned above when putting in offer for site do it with pending planning.
    Also as mentioned talk with local architect and maybe get a Pre planning meeting with the council to get an idea what would be allowed and any restrictions.
    The cost of percolation tests etc will be on you too even if planning refused so that would be architect fees, engineer for percolation/digger spent before planning so Pre planning meeting worth it before going that far.
