Converting existing garage to guesthouse/b and b?

    Hi guys,

    Just throwing this out to anybody who might know. I have an unused garage on my property with cavity wall etc and was considering possibly converting it into a bed and breakfast with maybe 3 rooms, obviously if I pursue it I'll involve an architect but was wondering where I would stand with planning permission and change of property use?

    Any advice would be much appreciated

    If the garage was built with the house, chances are there is a standard condition saying that the garage cannot b habitable. Pretty standard condition usually thrown in. Check it out.
    I'd imagine it won't get planning as over development. Have you adequate parking? Foul mains or septic tank? If tank you might need to upsize. There may be DAC issues with it also as it ill now automatically fall under Part M as new works. You need to engage local Arch/AT before you go too far it.

    Thanks Ray, good space for parking, but standard septic tank so would probably need upgrading. Garage was built at a later date, not by me so would need to check on any conditions there. Thanks again.
