Building an Extension

    Hello,

    I am currently looking at a buying a house that already has a small flat roof extension built on, circa 12m squared. I would be looking to add a further extension in time.

    Somebody has mentioned to me that if the house is bought with the original extension already in place then I still have scope to build up to 40m squared without planning permission.

    Is this true or would we only have the ability to build what ever is left from the 40m squared. Or can you even build two separate extensions?

    No, the 40 Sq. M rule (along with other requirements) is subject to the original footprint of the dwelling. So if the existing extension is 20 Sq. M, then you have scope for 20 more at ground floor to the rear subject to meeting the other requirements for exempted development.

    Best to have a Planning Agent on the ground have a look and advise exactly what you can or cannot built without Planning.

    Thanks a million for the advice, where is the best place to get all the information on building extensions as I am struggling to find the specifics as I would like to understand it all myself before fully committing to buying and building an extension to then later find out that there are issues from lack of planning and understanding.

    Also when you say a planning agent, where would one source these?

    Could be an architect, Surveyor, Engineer, Technician or any person that knows the Planning System and process.

    Where are you based?
