Building survey prior to engaging architect

    I'm refurbishing a retail unit ground floor and basement. The tenant has just left after 17 years and it need to be refurbished. The building is very old, has water and damp in the basement and needs new heating etc.

    Is it best practice to get a property survey etc before contacting an architect. If so, can anyone suggest a how long and how much it would take a surveyor to carry this out?

    Best to let the architect support the scope definition of the survey.
