Clearing Hedgerow & New Access to Site

    Hi all,


    I have just received planning permission for a new house on a half acre site.

    The site (on its own) has no direct access, you are required to enter the five acre field 200 metres away.

    I am hoping to build in the next five years, however I want to fence around my site and provide an agricultural gate and post & wire fence to the front along with clearing the hedgerow and sorting out of the Land Registry.

    Am I "commencing works" by doing this; do I need to submit a Commencement Notice, even if i'm not building yet?

    Or can I go ahead without any notification to the council?

    no you are not (in a general sense)

    commencement notices are required where you are carrying out works which will require compliance with building regulations.

    typically all the things you mentioned do not require compliance with building regs.

    It would be preferable NOT to remove the hedgerow as they are a key part of our biodiversity, but either way it is not permitted between March 1st and Aug 31st.
