Elsmore contract

    Hi all,
    Did anyone have experience buying with Elsmore?
    There is purchase price on the contract and not sure what that mean? There is also contract price which is different from purchase price. Both purchase price and contract price are different from the selling price (written on their brochure) Could someone help to explain what are those prices and what is the price need to pay please?

    They also said you can choose the type of stove but it was not written on the contract, and the options are not written either.

    Real advice on contracts would be to get legal advice, if you’re unsure.

    That said, in terms of various prices, in my (limited) experience it’s likely to be a combination of a price for the site and a contract to build the house, even though you’re buying as single transaction. This may or may not include Vat and/stamp duty. Bottom line, you’ll need someone to explain the details to you - if the builder or agent can great, if not get someone who can!

    In terms of the stove or other fittings, again my limited experience, it’s not always in the contract, but you should get something in writing to confirm the details, max value, etc

    As above, bring the contract to your solicitor to run through first. S/he will help you sort out these issues as to inclusions and exclusions, or how to ask for clarity from the seller.

    As PaddyFagan said, two contracts are the combination of a price for the site and a contract to build the house, both amounts added will give you your purchase price.

    And yes, you can choose your stove, just need to contact Cairn sales agent and let them know. We wanted to get gas hob and they've order one for us.

    You choose the type of hob you want, gas or electric after contracts are signed and when the appliances are being ordered. The sales consultant will let you know when the time is to decide!
