Beginning Build before Site is signed over

    Hi,

    Currently about to begin a self build but there is a bit of a hold up getting the site signed over from my parents (could take another two months) I have planning permission and I will be beginning the build with my own money. Is there any reason why I can't begin building the house before the site is signed over?

    Does the land need to be in my name before I issue the commencement notice with the council.

    I don't believe so. I would start also as long as you have consent from the owner, which you obviously will.

    No. The CN relates to the building, not the owner of the land.

    What paperwork is in place to cater for the sign over if one of your parents was to pass away beforehand?

    It depends - the value of the site might increase with work done on it - the tax value might increase.

    What if it takes more than two months - I had a similar transfer which took seven or eight months longer the we expected.

    Thanks for the replies guys. Just wanted to get started but perhaps we should wait. Solicitor told us it will take around 2 months. So we were thinking we could get started in the mean time.

    Do you plan to get a mortgage in future? If you spend your own money now you won't have it as a deposit when you look for the mortgage. Not all banks will accept a half built house in lieu of a cash deposit.

    Have you site insurance? You can't get it after you start, be very careful with that as a self build as your personally responsible.
