House Extension or Garden Room - traditional build or prefabricated

    Hi there, very early planning stages and I haven't a notion of where to start. Fell down a rabbit hole trying to research on Google.

    Basically what I NEED is a Utility/Laundry Room I gather I could do this pretty cost effectively by putting in a Garden Room.

    What I would love to do is build an small extension 20 to 25 sq m approx. Knock out part of the back wall and extend out the kitchen and out to the side for a utility room & wc. Budget would be tight going this route, may not even be possible at 30k (35 at a push). Is there any cost saving to be had with a prefabricated extension.

    Any advice or suggestions? I am very green on all of this stuff

    Hey all, Looking for ball park figure on an extension.

    Would like to build a wrap around extension to the rear of the house. Planning shouldn't be an issue. I want to add a utility & wc to the side so access will need to broken through on the gable wall. Want to then extend across half of the way at the rear. Knock through the wall to extend the kitchen out so we have an L shape kitchen/dining room. Will need to take out old kitchen & put in a new one (moderately priced) and remove and replace tiles in the kitchen too or maybe even vinyl.

    What kind of figures would I be looking at? In Limerick if that makes a difference

    By what your looking I’d say you would be lucky to get it done at a good spec for 50k.
