Maisonette - dividing house into 2 units

    Can anybody tell me if you need planning permission to divide a semi d into 2 units maisonette style?
    I'd install a kitchen upstairs but otherwise rooms would remain bedrooms/ sitting room so no structural changes needed

    Planning Permission
    Fire Safety Certificate
    Disabled Access Certificate will not be required.

    Assigned Certifier and full BCAR process.

    Your first hurdle will be planning.

    From the Planning & Development Act.
    For the avoidance of doubt, it is hereby declared that, for the purposes of this section, the use as two or more dwellings of any house previously used as a single dwelling involves a material change in the use of the structure...

    So yes planning is definitely a requirement

    How would you sort the separate access with locked doors and comply with fire regs?
    what about separate services: esb/gas/
    Who would pay property tax?
