Question about rent increase in a RPZ with a new landlord

Hi all,

I'm in a rent pressure zone and my building recently changed hands slightly as landlord has gone bankrupt.

Old landlord still owns half the building, but an insolvency company owns the other half.

Current lease is up in May, what can happen in this situation for us?

Doesn't matter that it is a new landlord, the RPZ rules still apply to the new owner. They can raise the rent as per the RPZ formula: https://onestopshop.rtb.ie/calculator/rpz . They have to provide adequate notice of a rent review (90 days) in the correct written form.

Once you are there longer than six months you've acquired part 4 rights. Again, the fact that your lease is up is irrelevant. Your part 4 tenancy lasts for either 4 or 6 years, depending on when you began your tenancy (before or after December 2016).
