Is there a minimum floor area for a bathroom in a 3 bed house. I have checked the Fingal development plan and the DOE 'Quality Housing for Sustainable Communities)

Also is there a planning/building reg. requirement to have a bath in a 3 bed house
or would a shower be sufficient.

Is this a new house? When was it built? If post ~2000 TGD M applies.

its a new build, permission granted last month. I remember reading somewhere that it was 4.5 - 5.0sqm, but I think they were apartment design guidelines. The dwelling is a bungalow on one level so the bathroom will also be for visitors, so access to the bathroom and around the WC will be Part M compliant

I always had the 4 Sq. M figure in my head for a main bathroom.
Not sure if this is a written rule or a rule of thumb.
