Architect, engineer or just builder?

    Hi,


    We have a fairly large extension with major roof issues. We have been told that the pitch of the roof was built too low and needs to be replaced.
    There is also issues with the drainage in the side lane that will need to be fixed but I've been told this isn't a huge issue.
    We are also hoping to modernise the extension by changing the kitchen, floors and patio door.
    We aren't changing the layout at all.

    I assume we need some sort of plans done because we are changing the roof so would it be an engineer?

    Engineer at a minimum and/or an architect. The engineer may have a draughtsperson, and if you are keeping it simple or know what you want, that may be enough.

    A lot of construction companies will suggest they can cover all this for you, that they have their own draughts-person etc, and can do a turnkey job.
    Would recommend not going this route, as even with a good builder with the best will in the world, some decisions may go in the builders best interests not yours. IMO, best to have your own engineer and draughtsperson/architect.
