Paying a Builder

    A builder did some work for me last year.

    Work was priced and agreed.

    About 99% of work has done but some snags still remaining along with an engineers cert, reci cert and gas cert.

    It was agreed that 10% would be held back until this sorted. Based on what has been invoiced we have about 15% left over which doesnt include agreed extras that havent been invoiced.

    Its nearly 4 months since work has been 99% complete. Still in touch with builder but he is in no rush to finish stuff off even with the balance due.

    Any insight into this? There is probably a 1-2days work to finish everything off.

    Do you have a written contract, if so anything in there about what you can do?

    You could try call him and tell him that you're going to need to get somebody else to finish out the work if he is not going to do it. That's assuming this work can be done within the 15% and you can find a builder to do it (big if, nobody wants to do small jobs). It might be enough of a bluff to get him moving. If no budget from him and you going that route put it in writing, registered post so he does not have any comeback.

    You don't say how much (in €) is outstanding - will have a big impact on how much leverage you have.

    There is about €10k outstanding in total. We have an agreed shedule if works with stage payemeanra. The 10% retention was last stage.

    Are you in the house? Do you know what, if any, impact not having these certs might have on your home insurance?

    Yes living there.

    Gas and electric carts are legal requirements.

    The engineers vert is for a beam.

    The 4th is for planning

    Get onto safe electric and rgii yourself. Could be an unregistered spark and a Daniel o Donnell that did the gas.
