Building behind parent's house

    Hi!
    Just wondering if anyone has any information in relation to planning authorities rules/regs on building behind an existing dwelling?
    The plan is to build behind my mother's house on an acre of land in South Tipperary, we were told that possibly we would have to have the front of our house at the same level as the front of the existing dwelling- which is near impossible as the site narrows at this point.

    Does anyone have any experience/advice on this?

    While backland development is generally frowned on by most planning authorities, every case is determined on their own merits.

    Zoning, housing need, availability of sites, proximity of mains services, applicants circumstances, site design criteria all have a bearing on the outcome of any possible application. While no one item will rule a site out the more negatives you tick off the less likely it will be to get a positive response.

    Sort out a pre-planning meeting with a good local agent and put your case to the planner, you will have a much clearer picture leaving that meeting without spending a fortune.

    Thanks for the info 🙂 actually had a pre-planning meeting last week and it was really unhelpful to be honest. She said about them not “really liking” backland development but when we proved more and asked questions she just skirted around the questions and didn’t answer!
    We are going to get an architect to draw up a proposal sketch and send that in to see if it’s a possible go, and then go from there 🙂

    the cannot give you any definitive answers at a pre planing meeting, so you have to read between then lines... and in doing so id consider "not liking" as a pretty clear view on how an application would be assessed.
