Septic tank issues

    Hi guys, jus saw a house and it's lovely thinking off putting in an offer, one problem, the septic tank seem very close to the house outside that patio door in the middle of the lawn with the soak pit down the front of the garden, the house was built in the 80s so I'm pretty sure the tank is as old as the house, there are a couple of man holes in the lawn and a pipe coming up from the soak pit, I'm assuming a tank the old would not pass inspection, am I right in assuming the new tanks don't require a soak pit? Also as it take up the lawn where the kids would be playing I am worried it would not be safe. Even if we fenced around septic tank area the soak pit is still there, is is classed safe for playing on? If we were to move septic tank would we need planning and does anyone have ball figure on cost, r would we be aswel put in newer modern tank would they b safer?my sister's dog somehow fell in the side of there tank so I'm very cautious, The auctioneer didn't no anything about the tank and wen asked said house has been empty for a long time and he doesn't no how well it's working, really like the house but as hubby says he doesn't want to spend neary 10k to flush the toilet, any advice greatly appreciated x
