subsidence in house after renovation - assessment needed

    We bought had renovations undertaken on a 100 year old house - supporting wall removed and replaced with RSJ. We are now experiencing cracking in parts of the house.

    I would imagine we're going to have to suck this up ourselves, or sue the builder via their insurance.

    In the meantime, what should we be doing:
    1) getting assessment by structural engineer
    2) getting a plan for remediation written by the engineer?

    Does anyone have experience of this, and how much it cost? Could anyone recommend a company that might be able to help with this?

    We're in central Dublin.

    100 year old house, so 1919 or thereabouts...

    I would have a read of the following documentation (can be found online easily enough)

    BRE Digest 51,

    Crack widths vary with an older house you just have to live with them.

    Site Visit: €150 plus VAT @ 23%

    Written Report & Recommendations say: €420.00 plus VAT @ 23%

    thanks both. A very nice structural engineer visited. House not going to fall down. RSJ possibly flexing. (builder specced it, not an engineer... you live and learn...)

    Who provides the cert then if you ever wanted to sell it? A builder isnt a designer as you are finding out and wont be able to give a design cert

    Depending on ho under designed the beam will bend with certain tolerances. Can have issues with plaster, finishes etc
