Planning permission for extensions

    I know there is exemption from needing planning permission for adding an extension to a house of up to 40m2.

    What about where there is already an extension - one that would be demolished to be incorporated into one new extension.

    Situation is an old house with a narrow extended kitchen to the rear, approximately 7m by 4m, built over 30 years ago. We'd be looking at demolishing this and building a new extension, squaring off the area to the rear.

    Can we "discount" the existing 28m2 from the size of the new extension or is the total area of all extensions limited to 40m2?

    As far as I'm aware the 40m2 includes any existing extension. It's 40m2 onto the original house. You can't add 40m2 to the existing 28m2 extension. Either knock it or add onto it with the remaining 12m2 allowance.

    If your house has been extended before, the floor area of the extension you are now proposing and the floor area of any previous extension (including those for which you previously got planning permission) must not exceed 40 square metres.
