Selling, Refurbishing New Home and Renting - Timing and Options

Hi, I'm looking for any thoughts at all on the timing of three property transactions. Currently:

    1. We've just purchased a house and lodged an application for planning permission for a significant renovation and extension.

    2. We've just put our current house up for sale, with funds required from this sale to pay for the renovation and extension of the new house.

    3. We need to rent somewhere once we sell our house for the period of the extension.

The original intention was to see how it plays out and find somewhere to rent once we sell our current house, being happy to move and survive anywhere if we couldn't find something ideal; however, we've just found out we're expecting twins (to add to our existing two children) who will probably arrive around the same time as we complete the sale of our current house!!

I'd be interested in any thoughts on what to do, how long it might take to find a 3 or 4 bed house to rent short-term (6 month lease or similar) in South Dublin/North Wicklow, any possibility of bridging finance (we have substantial equity in the house we're selling).

    Any thoughts much appreciated!
