Changing use of garage to micro bakery

    Hi I applied for planning just under 3 years ago to extend and renovate my own small cottage and this included permission to build a detached garage.

    Permission was granted and the extension/renovations are complete.

    In regards to the garage which has not yet been built, I would eventually like to operate a cottage type business from the garage ( possibly micro bakery ).

    Would I be better advised to built the garage first ( taking into consideration, fire regs, access, safety etc) and then applying for permission to use as bakery or better applying before I start building?

    Just to make you aware, money is an issue.
    For example the cottage extension/renovation was done alot by myself to a fairly high standard over the last couple of years at weekends holiday times etc and I funded this from earnings from my job.

    I'm thinking maybe if I could build first then apply afterwards as I don't really want to be handing out high fees or whatever early on but I'm very open to suggestions.

    Imo You would be best, to at the very least, have the planning change of use and fire cert in place. The DAC also needs to be considered. If the garage when built does not comply with the FSC, you could have costly remedial works to do before it can be used. You will need to consider a grease trap if this is your intended use. Toilet facilities/parking? The HSE may also need to need to be consulted as it is a consumable food operation. DAC may limit the space you have v space required in your garage.

    No advice with the big issues but I remodelled my domestic kitchen a few years ago with the intention of making food to sell. I contacted my local Environmental Health Officer (EHO) and she went through the plans with me and advised on certain things. They're very approachable and helpful. Best of luck with it
