Building dwelling house on old outhouse footprint

    Hi there,

    What are the rules on planning permission if I'm building my dwelling house on the old footprint of an outhouse and milking parlour.

    Do I need to apply for permission as normal?

    The new dwelling will be single storey and keeping the traditional character of the old buildings - however it will be a dwelling house.

    Yes, you need planning permission - you are building something and/or there is a change of use.

    It may cost a bit more to build on such a site, as you will have to demolish the existing building and likely have to deal with existing drainage pipes, foundations, etc.
