Only get hot water when flushing toilet

I realize this may say crazy, but no hot water in house for two years! Boiler and rads work perfectly but no hot water in taps at all unless I flush the toilet. Water then gets v hot while toilet cistern refills and then back to cold once full again. Is boiler diverter valve faulty? Faulty immersion tank element? More…

I realize this may say crazy, but no hot water in house for two years! Boiler and rads work perfectly but no hot water in taps at all unless I flush the toilet. Water then gets v hot while toilet cistern refills and then back to cold once full again.
Is boiler diverter valve faulty? Faulty immersion tank element? More serious issue?
