How close is too close

    Hi there first time poster here so go easy

    Got a neighbor who approached me at the weekend about building a sheep shed beside my house the proposed shed would be 25m from my house
    On the east side so wind would be blowing towards me most days
    Would that not be a bit to close as in noise and smell

    Check the planning regulations. The neighbour may need planning permission to build the shed and there could be certain regulations about being so far away from dwelling houses, water supplies, waste (straw/dung) disposal, etc.

    We're sheep farmers at home but I wouldn't want a shed 25m from my house at the same time! The smell wouldn't too bad as sheep aren't really smelly animals (you might get a smell of silage though if he was feeding them that), but they can be noisy enough around feeding time when they start bawling at the sight of a farmer or a bucket of meal.

    Tis a bit awkward I suppose and you don't want to see a man stuck for a place to put a shed, but if there were some sort of legal/regulation restrictions, it'd make it easy as it wouldn't be you then stopping him.

    Within a certain distance the neighbor can give permission this negating the need for planning.

    If your neighbour is going for a excemption from planning permission the distance from houses, schools, churches or public assembly
    buildings must be at least 100 metres unless the owners and occupiers
    give their consent in writing to lesser distances

    I have sheep and I would think it’s too close to my house. As for someone else sheep definately would not want it

    Sheep are probably not the problem, silage/dung could be.
    Used to have 400 sheep near the house here and you wouldn't smell them, always drew the dung away from the yard and didn't use silage .Have 80 here now and have to keep the dung in the yard and there does be a fair whiff after cleaning out

    Is there a reason he wants to build so close to your boundary?
    How far is the proposed she'd from his own house?
    I wouldn't be happy with that...

    This is a highly unusual request. At 25m, he may as well put the sheep in your living room. Is there more info that we should know, like is the proposed shed to be built in his existing yard?
    Did you build next to his yard? Could the new building in anyway screen off either visual or sound from his existing yard?...is this in the countryside or village or any type of urban setting?...

    If this is a greenfield project, jaypers someone wouldn't do it to themselves..

    Was in the same position a few years back we agreed to let our good neighbour at the time build a cattle shed 50m from our house BIG MISTAKE once he got the grant he started up a different. Business in it forklifts going from 8in the morning to whatever tine the decided to stop at night could be 23.00 hours seven days a week Lorries coming at all hours all out side our home
    So my answer would be to say no it is too near your home

    He has stopped it now but had to let him know what the law was on it things would not be great between us now all because of the noise that was coming from his shed and yard better to stop it before it starts

    Thanks for all the replies the shed would be within his existing yard but he has plenty other land nearby but would be closer to his own house than ours
    I’m going to tell him it is to close to our house hopefully he will take it okay

    Best to be honest and firm "Thanks for letting me know but no thanks". Likely planning is required if going down the route of 25m from your house. so if planning is sought the farmer would know what to expect.
