The last few viewings I have been at recently I’ve seen a lot more investors at them compared to say in the summer, was at one yesterday and out of the 6-8 people at it, 3 I know were definitely investors from my local area!

Investors are standing back in Dublin in my opinion. Open viewing are getting very few numbers. Nothing will be done until March now

amateur landlords who are just out of negative equity are selling up , professional landlords and REITs are buying up 2 and 3 bed apartments and houses in Dublin, the smart 'retirement investors' are staying completely out of BTL's but the ones who haven't done their homework are in.

The big thing at the moment is commercial property, a lot of redevelopment and refurbishment for sale plus new office blocks going up. Lots more companies will be moving to the city so property demand will go up. Lots of hotel investment now too.

Even commercial property is finding the going tough in parts of Dublin at the moment (was at an auction on Saturday- for a number of units in Lucan- 3 of the 4 units failed to sell). With respect of residential property- second hand property in Dublin is finding the going tougher and tougher (esp. in light of the fact that the first time buyer 'grant' doesn't feature for second hand property). Meanwhile- its a different story beyond the Pale- its almost as though Dublin has divorced wholly from the rest of the country..........

Commercial property not on the Luas line like lucan I would agree with , but you can ask infinite money for a commercial office (not retail, that ones weirdly tough) in grand canal, dublin 2/4/parts of 8 and somebody will take it, its like the market responded the exact worst way, theres no houses in the city, better all move there
