Land in cavan

    Hi there folks.

    Would anyone know if land can be bought in 2018 for as little as 5k an acre, uncle of mine wants 8k for it but two thirds of it stuck up a 1km long lane and 8 acres of the farm grows rushes most of the time, I'm not a farmer but for both sentimental reasons and the fact that I would view it as ideal for forestry, I'm inclined to try for it, I think 5k is the max it's worth but can land be bought for that price?

    Uncle is a mean old coot and would bring to the grave rather than part with it for less than he wanted, kind who hates most when others benefit from something he once owned.

    Any buildings on it, what's field size like? Land seems to be doing well lately. Maybe a few dairy men nearby will help too.

    Let's see what you will give away cheap when you get older. He may have earned it. Forestry land is up to 5k around here, so anything from that upwards.

    If two neighbours started fighting over it, it mightn't stop at €8,000 an acre

    Big variations in the land quality in cavan too 4500 to 5000 is what’s expected this end for it and a uncle of mine reckons anything you put on land here you either need nails to hang them on it or life jackets to keep them floating!

    I won't go over 5k anyway, 150k for thirty acres.

    Land suitable for forestry is a max €4k/acre. A lot goes for less.

    If your uncle has been living in Canada, the land has probably been rented, so will be in need of some attention, so this will lower the price. Also poor access lowers the price. Neglected wet ground with rushes on it is worth nowhere near €8k.

    The Farming press and auctioneers always talk up the price of land. According to them the average price of land in the country is about €9-10k/acre. According to the Office of National Statistics (which has prices from all land sold at arms length) the average price is about €6k.

    Land is only sold at auction if the auctioneer knows it will sell well. Stuff sold privately often goes cheaper but is not reported to the Farmers Journal, so not included in their averages.

    A field in west cavan sold for 2000/acre,field next to it sold 9000/acre.All depends if two people want it
