    I wonder if there is 1% stamp duty in new houses? Do builders usually publish cost including Vat?

    You get a price which includes vat. You pay stamp duty to your solicitor on the price before vat.
    Eg purchase price 454k, which is 400k + vat @13.5% you pay stamp duty on 400k which is €4k.

    Up to a million, 2% over that - not many FTBs in that market though.

    So the price is 287,000 and Its a new build.

    Do I pay 2870 on stamp duty? Or this stamp duty is included in selling price?

    No you pay stamp on the VAT exclusive price.

    So at €287,000 the Vat exclusive prices is €252,863.43 thus your stamp duty is €2,528.63
