Applying for independent living space permission on a room in garden with bedroom and

    Hi,

    Just a quick question.

    My father in law had a room built a few years ago in the back garden for his teenage son to live in throughout his teenage years with a bedroom,bathroom etc.

    The son has left and the room is in good nick and he said he is interested in possibly renting it out as there is a side entrance.

    I'm aware he can't just go ahead and do that and he said if he was to do it he would do it legitimately.

    Is it possible for him to do this,what is the correct planning permission he would need to apply for, what road blocks might he encounter etc.

    Any advice is really appreciated

    Does the room currently allow for sleeping in?
    Can you link to the planning reference number online as I have a feeling he has permission for a garden room/shed/games room/hobby room etc etc but not actually a room that allows sleeping as it would be the first of its kind in the country.......

    Allow? I'm not sure but hobby room/shed like room with with electricity etc would describe it better

    It was built as half an office and have kids room,eventually it was left as the kids room,one was room was made into a bedroom and by that I mean just put a bed in and the rest was left as a place with a couch,tv etc

    Don't think planning permission was required but I'll follow up on that

    Planning Permission would be required to sleep in this shed, it will most likely be refused.

    Its a Garden Shed, so shouldn't be rented out either.

    Well to be fair shed is a bad choice of words,it's more of a granny flat,it was built to high standards,windows, peaked roof,toilet/shower, broadband etc. It's quite nice,equivilant to a studio apartment.

    He would be looking to apply for planning permission if that's required, do you have any advice or suggestion of what issues might be encountered?

    Granny Flats need to be connected to the main dwelling with interlinking access.

    What your friend has is a glorified Shed, all garden rooms, games rooms, etc are all covered under the same classification.

    Planning is required for what your friend wants to do now, but ultimately it will be refused. There's nothing I can say that will help in the application, as under planning Regulations and how the Councils work, you cannot get permission for a stand alone sleeping unit in the rear garden.

    Does it meet this https://www.housing.gov.ie/sites/default/files/publications/files/apartment_guidelines_21122015.pdf

    Is there a separate entrance, waste treatment, parking, metered water. connections ?

    Best to seek local opinion from arch/eng/surveyor
