I could be wrong here but doing some research. I am comparing POA listing Prices on myhome.ie Vs for new builds the actual selling price on propertypriceregister.ie

From having a sneaky peaky I see that some of the new developments POA asking prices are being sold for less then the POA asking Price...

    Example

Corrybeg Way - Templeogue Road, From €850,000

    https://www.myhome.ie/residential/brochure/corrybeg-way-templeogue-road-templeogue-dublin-6w/3751979

    Actual selling Prices on propertypriceregister.ie

    07/09/2018 €748,899.00 10 Corrybeg Way, Templeogue, Dublin 6W, Dublin 6w
    08/08/2018 €748,899.00 12 Corrybeg Way, Templeogue, Dublin 6W, Dublin 6w
    11/07/2018 €748,898.68 11 Corrybeg Way, Templeogue, Dublin 6, Dublin 6
    21/12/2017 €835,000.00 13 Corrybeg Way, Templeogue, Dublin 6w
    30/11/2017 €760,353.00 14 Corrybeg Way, Templeogue, Dublin 6w, Dublin 6w
    03/11/2017 €850,000.00 15 Corrybeg Way, Templeogue, Dublin 6W, Dublin 6w
    22/09/2017 €722,467.00

There are several more examples I could list

So Basically does thing mean never offer the POA Price listed ?

    Add VAT to the price

PPR doesn't include the 13.5% VAT

You can try, but you won't get very far in today's market :D

There's vat but also the fact that those listing on property register now or earlier were prob a previous phase ...released at a lower price.

Bear in mind that the sales listed for Sept 18 could have been agreed in 2017.

Those 748899s are the 850000 exactly when VAT is added; even at that end of the market houses are not being priced that high
