Amicably parting way with architect mid-build

    We’re well into a renovation. The builder does excellent work, but is very very slow; presumably prioritising other jobs.

    We’ve engaged an architect from start to finish. Himself and I have discussed an amicable parting of ways as he’s fed up with how long he’s been involved in this build (the builder should be long done) and as we believe we can keep a close enough eye on the remaining build, given the good quality to date. Obviously as part of that deal, the architect won’t be providing any certification.

    We’re happy to take on the risk involved in managing the builder. We’ve completed all our bank drawdowns, bar a small retention which we’re willing to forego.

    The build didn’t include an extension or any external work that would require planning permission.

    Are there any other compelling risks here that I’m missing? We’ll chase the builder for any certification around the plumbing/wiring etc.

    Opinion on compliance with building regs. Insist on getting that from the architect.

    Why will the architect give this if he’s not involved in the project and is not inspecting it from here on out.

    OP cannot insist on this unless he pays for the inspections and thus certification.

    That’s true, but it was good to know, because I could still try to negotiate it (I know it would cost me). How important is an Opinion of Compliance when planning permission (or a waiver of same) wasn’t required based on the fact it’s all internal works?

    Especially if there’s structural items that will be covered up by these works.
