Currently have a 2 floor garage with the bottom used for storage/car parking and the top is just empty. It's attached to the house so looking to knock the wall on the top floor and join it up to the house and create 3 rooms and an ensuite. Walk in wardrobe too obviously in one of the rooms. Top of garage is 700sq feet. Need 2 windows inserting into the walls but there won't be a need for any actual building as such. Just need insulation and the internal walls etc going up and wiring etc etc. Anyone want to give a rough guide of price? We've got a few quotes but more than we were budgeting for and still awaiting a few more quotes to get back to us.

You will need planning: knocking out the wall will require engineering design and sign off: could cost 2k alone
