Certs for single garage

    My mother in law bought a house 2 years ago with planning for a 70sq m single story detached garage. She got quotes from builders to build it however the quotes that are coming back are over budget. She is now going to get tradesmen in to build it instead with help from us.

    Does this garage require the same process for certifications or can it be opted out. If so, does it still need a commencement notice of 30euro.

    This build will be built in stages, ground work, foundations before xmass. Block and roof next summer then doors, rendered the following year. Will it need a commencement notice every time a new starting date work begins.

    Single Commencement Notice is fine.
    Commencement Notice without Documentation is also fine.

    CN's don't expire like Planning Permissions do, so no time limit.

    When submitting commencement notice, because she is not using a builder does she submit all tradesmens names, vat numbers etc... ?

    No. She has to declare herself to be the builder - because she is.

    She is the builder in this case, and is ultimately responsible for compliance with all required Building Regulations and Planning matters as she is the Home Owner.

    Her name goes in all the fields :


    1. Home Owner
    2. Builder
    3. Designer (if she hasn't engaged somebody to act into this role)
