Garden Room/Music Room

    Looking for some advice on building a Garden Room-style music room. Would anyone be able to give me a rough idea on costs? Looking at about 25m², SIP or timber frame build. Doesn't need to be fully soundproofed, but insulated well enough to dampen sound. Would like to fit a small toilet in it also to save me coming in and out of the house. Any ideas on what i'm looking at, ballpark figure?

    Sh!t!! I was hoping to come in around 10k!!

    A simple 5x5 box will have a surface area of approx 100sqm.

    Even in terms of materials, 10k will allow only €100/sqm.

    If you think of the number of layers, you have: weatherproofing, load bearing, insulation, air tightness, sound proofing, that doesn't leave much per sqm for each layer.

    Then there's electrics and plumbing. Electricians are expensive.

    Cost can be reduced through HRI incentive, I think.

    Not a chance!
    Maybe a block built shed, with exposed roof etc
    But what you want will be in use, so damp proof, insulation and electrical etc

    Yes possibly, he will obviously have to go through a contractor and be fully VAT qualifying for the project.

    I can get the SIPs for about 4k, i would have thought foundations and hooking the waste up to the house would come in under 1k. Electrician at mates rates, a plasterer, cladding and doing a lot of the other bits myself...i still think 25k seems fairly excessive!

    Do a spreadsheet. A lot depends on material selection.

    To take one element: cladding. 20m of wall is at least 3k in cedar. Drop from cedar to regular treated timber and it might be only €750.

    Same with insulation.

    Its a ballpark price based on 25 Sq. M insulated space to be used as enjoyment and to give you an idea. If you can post the full spec then maybe people can provide a better ballpark.

    Still no substitution for getting 3 quotes like for like spec wise.
