Own 0.6 Acres in Athboy but Can't get Planning Permissions

    Hi all,

    I've inherited land near Athboy in Meath, but my family historically have been refused planning permission to build as we are not locals from the area.

    I'm looking to build and live in a property on this land now, but Obviously I need to go about planning permission a different way other than just establishing a need for housing.

    I've been told best plan is to:

    - Use a Local Architect to have plans drawn up
    - Have a local Land Surveyor or Planner submit the plans for us.

    My questions:

    1 - How do I go about approaching a Land Surveyor or Planner to do this
    2 - Is there anything else I should do that could help my cause.

    Go to a preplaning meeting, submit your idea. Unless there's an existing house on the land or you have real local needs your probally not going to get PP unfortunately.There no different route at im aware of.

    Yeah, no house on the lands, and yes no real local needs. Not sure what else I can do.

    I would suggest talk to local arch/AT and get their opinion. Get them to do pre-planning. If you still wish to go for it, apply for Outline Permission. Basically, in principle if granted, whatever you apply for would be granted. Fraction of cost of full permission as no detailed drawings done. Worst case, you have site with Outline permission that you can sell to someone who does qualify, for relatively little outlay...

    Meath are v strict on local needs.

    Only advice I'd have is to give up I'm afraid, if you don't have a local need.

    Sure anyone could buy 0.6 acres in Athboy for about 40k. Inheritance or not I can't see them budge

    Unfortunately for this is the best advice you'll get...
    Meath is tough to get planning even if you are a local with their stringent local needs policies.
