Waste Pipe Leak Outside of Apartment - who is responsible?

    Hello,

    Who is responsible for the cost of fixing a problem & repairing water damages in the following 3 scenarios:

    Problem with a waste pipe:
    1. Leak outside of the apartment in the common area
    Leak source:join between apt waste pipe & communal waste pipe.

    2. Leak outside of the apartment in the common area
    Leak source: apt waste pipe only

    3. Leak outside of the apartment in the common area
    Leak source: communal waste pipe only

    My understanding is that anything outside of an apartment should be responsibility of mgmt company, however I also heard an opinion where leaks related to apt waste pipes (located outside of an apt (in the common areas) are owner responsibility.
    Scenario #2 is also tricky....

    Is there any law around it?
