Bungalow with previously converted attic - Building Reg advice

    Hi, 
    Have been using these boards more and more and thought this might be a good time to join!
    Basically, we bought a bungalow a few months ago. This property had a previous attic conversion which split it into two separate rooms with velux windows to the rear. 
    When we bought the place it was advertised as a two bed although clearly the upstairs can be used for a further two smaller rooms. 
    The plan is to remove the existing stair, put a new stair in a different location, demolish the partitions, etc, to create an open plan space in the attic. I'd like to have it certified as a habitable space if we were ever to sell it. However, the regs appear unclear (I can only find guidance for attic conversion in existing two storey houses). 
    Just wondering if anyone can point me in the right direction as to what has to be complied with so I can have some knowledge when discussing with the builder? I'd like to do this project right!

    Search ‘Irish technical guidance documents’ specifically part A,B,D,F,J & L

    I have yet to meet a client or builder who understood these documents.

    Suggest you employ an arch/Eng to comment on code compliance, prepare a scope of work and ultimately sign off the upstairs rooms as habitable

    As noted above you need to ensure compliance with the building regs to have it as a habitable room. Challenges specifically with TGD B (Fire) and F (ventilation).

    You need independent professional advice.
