Garage conversion or granny flat/seomra in garden?

    I am living in a 3 bed semi. I need one more bedroom, for my adult child as it is way too tight a space as is. I don't have a lot of funds so don't want to do a huge job. There are two options that I can see, either to convert the garage or build a self contained unit in the garden. Which would be cheaper?

    I imagine the seomra Or granny flat would be a lot more expensive because it would not be attached to the house to wire it etc...would be very costly? The garage conversion seems like the cheapest option? but it would not be a large enough space for a self contained unit, which one would add more value if I was to sell the house in the future?

    You might want to consider the planning implications of building a habitable self contained unit in your garden.

    Two options, rear extension or garage conversion.

    You won't get planning for a habitable shed and they're not exempted development.

    As I posted in your other thread on the same subject
    You will not get Planning for this, so it will be more expensive in the long run for a glorified garden shed.

    No, its not too costly but the other comments are correct, you will not get planning. However if you get a company who specialise in these granny flats (google it) I've seen them they are great. Less then €20k all in. You would need to connect in a clever way to the current house. Sam McAlister owns that one I've seen

    Can you confirm that “this company” can build the units in compliance with the building regulations? What finishes are available?

    A complete granny flat extension compliant with building regulations for €20k must only be about 10-12 square meters in size.
