    Hi, does anyone know if there is a more exact definition in respect of the 3 meters flat & 4 meters pitched roof heights relating to exempted development of a garage / shed.

    I have a sloping garden which, if I build a garage, technically it will be different heights front and back on the outside. A measurement at the front might be 4 meters however at the back it might be 4.5 meters in height due to the drop.

    I could drop the floor but would prefer keeping it at the same level as the internal floor of the house therefore elevating it at the back is preferable. Is it defined for example - from the front wall of the house at ground level, the internal floor to the ceiling height or is this a grey area?

    5. The height of any such structure shall not exceed, in the case of a building with a tiled or slated pitched roof, 4 metres or, in any other case, 3 metres.

    Been there, done that, and had to undo that :D
    Its the measurement that gives the most height, so the 4.5 in your example.
    You can only raise the garden by up to 1 m without PP... in case you were thinking...

    Im my case it was a shed at back wall.
    neighbour dropped his garden by 1 m along the back wall and then complained.
    I had to stop the shed by a meter, he then reinstated garden.

    Thanks Calahonda52, that's a bummer and crappy of your neighbour.

    So I'd have to either raise the back garden level so front meets back in height at 4m or drop the floor and step down into it so front is est 3.5 and rear is 4m?
