Where to get drawings done?

    Hi folks.

    We're doing an extension and after much deliberation were going to come in under planning with a 40sqm job.

    We have the builder a very good friend of ours so that's sorted. What we need is drawings for him and to go to the bank for mortgage approval for some reason. It's a very simple floor plan basically a rectangular box with a flat roof.

    Is there any where other than employing an architect that we can get this done? For a starters we can't get an architect for love nor money even if we wanted to. Secondly, I've looked for draughtsmen to do drawings but couldn't find anyone either.

    Suggestions?

    Where are you based? Someone on here may know someone local.
    As you mention, you are going to a bank, so do they need the drawings as part of a declaration that the works will be supervised and certified?

    How So? Id imagine flood risk? I raised this with the builder he said he can slightly angle the roof so that it's not an exact flat roof to allow for run off

    Home insurance polices will only cover a certain % of total roof covering to be flat. Any more and it goes to the underwriter and a loading is applied.

    A flat roof is not 100% flat, it’s laid to fall towards an outlet pipe but in general is considered a flat roof.

    Flat roof can be considered so for up to 10 degrees...
